Specialized factory-to-field execution for modular projects.
Quartz Modular provides modular set and dry-in services for builders, General Contractors, and developers that need an experienced team to manage the critical field phase between factory delivery and follow-on construction.
Every project is different. Final scope depends on the manufacturer, building design, site conditions, and responsibilities assigned to Quartz.
Before mobilization, we work with the project team to understand the home, site, schedule, manufacturer requirements, and set conditions. Coordination may include project and manufacturer information, foundation readiness, site access and staging, delivery sequencing, crane access and positioning, scheduling, and scope coordination with the General Contractor and other trades. Our goal here is identifying issues while they can still be solved in planning rather than when trucks and a crane are already on site.
Modules need to reach the site in the order the set requires. Quartz coordinates delivery, staging, and crane operations around the manufacturer, transportation plan, site conditions, and project schedule so modules can move efficiently from transport to foundation.
Our crews manage the placement and alignment of modules on the prepared foundation. The work requires close coordination between the crane operator and field crew as each module is lifted, positioned, aligned, and secured.
Once the modules are placed, additional field work is typically required to turn them into a unified, weather-protected structure. Depending on the project scope and manufacturer requirements, Quartz can complete structural tie-ins, roof raising and completion, weatherproofing, and other modular-specific work required after placement.
Our work does not end when the crane leaves.
Quartz coordinates the set-related completion and inspections included in our scope, then hands the project back to the General Contractor or project team so follow-on construction can continue.
Many of our set and dry-in clients already have a General Contractor, superintendent, subcontractor team, and construction schedule in place.
Quartz is brought in as the modular specialist. We work within that existing structure, coordinating directly with the people responsible for the job rather than creating a separate process around the set.
Bring Quartz into the project for the specialized modular portion while your team continues to manage the overall construction.
This is especially useful for contractors that understand conventional construction but do not perform modular setting internally—or do not want to build a dedicated modular set operation for occasional projects.
Use Quartz as an extension of your construction team for the factory-to-field portion of a modular build.
We can coordinate directly with your operations team and manufacturer so the set is integrated into the construction plan rather than managed as a separate event.
Developers do not necessarily need to build modular field expertise internally to use modular successfully.
Quartz can work alongside your GC and manufacturer to help manage one of the most specialized parts of the delivery process, particularly on projects involving multiple homes or repeat sets.
For housing programs using modular construction, Quartz can provide an experienced field team to execute the set and dry-in scope within a larger delivery program.
A modular set is the field process of lifting factory-built modules from their transport carriers and placing them onto a prepared foundation. The modules are positioned and aligned according to the project and manufacturer requirements before subsequent connection and completion work proceeds.
Dry-in is the field work required to protect the newly set structure from weather and prepare it for subsequent construction. Depending on the project, this can include structural tie-ins, roof work, weatherproofing, and related completion.
Set duration depends on the number and configuration of modules, building design, site access, crane conditions, staging, weather, and project scope. Because those variables matter, Quartz evaluates the specific project rather than promising a universal set duration.
Yes. This is one of the primary ways our set and dry-in service is structured. Quartz performs the modular-specific scope while coordinating with the GC, superintendent, manufacturer, and other trades.
Crane responsibilities and contracting structure can vary by project. Quartz provides crane coordination and lift planning as part of its set process, with the exact scope established during project planning.
Yes. Quartz Modular can provide broader modular General Contracting services for qualifying projects. Clients that need a larger construction scope should review our Turnkey Modular Construction services.
